Terms of service
Plain terms for a site that publishes public records. The parts that matter most are what a report is not, and the fact that the underlying records can be wrong.

Section one
Using the site means accepting these
By using aptright.com you agree to these terms. If you do not agree with them, please do not use the site. We may update them, and when we do the date at the top changes. Continuing to use the site after a change means you accept the revised terms.
These terms are between you and the operator of AptRight. Nothing here creates a relationship with the City of New York, which does not endorse or operate this site.
Section two
What AptRight is
AptRight indexes housing records that New York City already publishes and presents them for one address at a time. Violations issued by the Department of Housing Preservation and Development, owner registrations, lot data, and rent stabilisation counts filed with the Department of Finance.
The condition score is our own calculation from those records. The method is published in full on how a report is built, and every figure on a report links back to the city record it came from so you can check it yourself.
Section three
What a report is not
Not legal advice.
Nothing here is advice about your lease, your rights or your dispute. Speak to a lawyer or a tenant advocacy organisation.
Not a consumer report.
AptRight is not a consumer reporting agency and a report is not a consumer report under the Fair Credit Reporting Act. You may not use it to decide anyone’s eligibility for credit, insurance, employment, housing or any other FCRA covered purpose.
Not a tenant screening tool.
These reports describe buildings and the parties the city has registered against them. They are not about tenants and must not be used to screen any individual.
Not a verdict on any landlord.
We publish what the record says and the date it says it. We do not characterise anyone, and a score is a description of a building’s record, not a judgement about a person or a business.
Not a guarantee about any apartment.
A building level record cannot tell you the condition of one unit. A clean record is not a promise and a heavy one is not a certainty.
Section four
The records can be wrong
We report the city’s data faithfully. We cannot make it correct. City records are sometimes incomplete, delayed, duplicated or simply mistaken, and a building can be missing from a dataset entirely. Our own coverage is limited and stated on each report where it applies.
Records are refreshed daily, so anything issued or resolved since the last refresh will not appear. Before you rely on anything here, check it against HPD Online, which every row links to directly.
If you find something wrong, tell us at corrections@aptright.com and we will look. Where the error is in the city’s own record we will say so and point you to the agency that can amend it, because we cannot.
Section five
What you may and may not do
Use the site to look up buildings, save a list, compare places and share a link. That is what it is for, and it is free.
Please do not:
- Scrape, crawl or bulk extract reports beyond ordinary use, or attempt to rebuild our database from them. The underlying records are public and available directly from NYC Open Data, which is the right way to get them in bulk.
- Resell reports or present them as your own product.
- Use the site for any FCRA covered purpose, or to screen an individual.
- Interfere with the service, probe it for vulnerabilities without permission, or try to overwhelm it.
- Use anything here to harass, threaten or defame any person or business.
We may limit or withdraw access where these are ignored.
Section six
Who owns what
The underlying records are public records of the City of New York and belong to the public. Our compilation, scoring method, wording, design and code are ours. The AptRight name and mark are ours. Using the site does not transfer any of that to you.
Quoting or citing a report, with a link, is welcome and needs no permission.
Section seven
If parts become paid
The site is free today. We may introduce paid features, subscriptions or advertising later. If we do, the price and what it covers will be stated clearly before you are asked for anything, and any payment handling will appear in the privacy policy before it starts, not after.
Section eight
No warranty, and limits on liability
The site is provided as is and as available, without warranties of any kind, express or implied, including any implied warranties of merchantability, fitness for a particular purpose, accuracy or non infringement. We do not warrant that the site will be uninterrupted, timely, secure or error free.
To the fullest extent permitted by law, AptRight and its operator will not be liable for any indirect, incidental, special, consequential or punitive damages, or for any loss of profits, revenues, data or goodwill, arising out of your use of the site or your reliance on anything published here. Our total liability for any claim relating to the site will not exceed one hundred United States dollars.
Some jurisdictions do not allow certain exclusions, so parts of this section may not apply to you.
Section nine
Governing law
These terms are governed by the laws of the State of New York, without regard to its conflict of laws rules. Any dispute will be brought in the state or federal courts located in New York County, New York, and you and we consent to their jurisdiction.
If any part of these terms is found unenforceable, the rest stays in force.
